The Lake has over 962 miles of shoreline, totaling over 55,900 acres of surface area. Lake Hartwell offers 60 public boat launches, five marinas and two restaurants. Lake Hartwell is a full recreational lake, allowing jet skis, water skiing, swimming, tubing, boat docks, fishing, and other water activities. The lake is a fisherman’s paradise since it abounds with many species of fish. Some communities use Lake Hartwell as their drinking water supply. Lake Hartwell, created in 1959, is a man-made lake bordering Georgia and South Carolina on the Savannah, Tugaloo, and Seneca Rivers. It is one of the most accessible lakes in the nation, less than 2 hours from downtown Atlanta, GA, 2 hours from Charlotte, NC, or 1 hour from Greenville, SC.

The shoreline displays custom built homes, ranging in price from $150,000 to $1,300,000 for dockable waterfront lots and lakefront homes, many with beautiful docks including some with second level viewing decks. Water access lots and non-dockable waterfront lots range in price from $50,000 to $150,000+. The property lines are not owned to the lake (owned to the core line), insuring the natural quality of the shoreline. Docks are allowed however to determine the “dockability” of a particular property, please contact the Hartwell Project Office to arrange for a ranger to conduct a field inspection of the site in question. "Dockability" depends on many factors such as shoreline zoning, location, and spacing from other structures. Each site is unique, and a field inspection is the only method to positively determine dock possibilities. The Hartwell Project Office encourages prospective buyers to request a field inspection prior to purchasing property on Hartwell Lake. Permits are not transferable when you buy property with a permit already in place and nor are you guaranteed a permit if there was one existing as it could have been grandfathered. Permits are only good for five years and must be renewed.

Lake Hartwell, South Carolina has many beautiful communities located along its shore. Many communities here are luxurious and will include large estate style lots and houses built by some of the area's leading custom home builders. Home architectural guidelines are in place to ensure that proper homes will meet the overall theme of the neighborhood. Precautions have been taken to keep the land in its pristine state. And to further protect the value of this community, certain subdivision deed restrictions apply, designed to assure the quality of the natural environment for years to come. Each individual property is unique and must be visited in person to truly appreciate. Many people who have looked at SC lake properties found that they actually loved North Carolina lake properties even more!
