Q. I want to buy now while the prices are low, but don’t want to build until later. Is this possible?

A. Yes, you can buy now and wait to build. There is no time requirement for building a home.

Q. Do you require a specific homebuilder, or a specific style of house?

A. You can choose your own homebuilder or a specific style of house. Your house plans must be submitted and approved by an Architectural Review Committee before construction.  There is a minimum square footage requirement of 1700 feet.  No mobile homes or trailers.

Q. I don’t know of any homebuilders in the area?

A. Not a problem. We can provide you with a list of local homebuilders and builders who have built homes in the area.

Q. Are Waterfront Lots dockable?

A. Yes. Before building a dock you must obtain a Dock Permit from Duke Energy.

Q. What type of activities are allowed on the lake?

A. The lake is a fully recreational lake for swimming, boating (gas or electric engines), sailing, kayaking, canoeing, paddle boats, jet skiing, water skiing, tubing, wakeboarding, etc.

Q. What schools are in the area?

A. Paradise Harbor is located in the Burke County Public School System, with students attending Rutherford College Elementary, Heritage Middle School and Jimmy C. Draughn High School.

Within 20-30 minutes are Lenoir-Rhyne University, Caldwell Community College and Catawba Valley Community College.

Q. Are there any yearly HOA dues?

A. Yes. Paradise Harbor Home Owner’s Association fee is $600.00 per year.  Properties with Deeded Boat Slips in the marina are additional $300.00 per year.

Q. What types of utilities does the community have?

A. Paradise Harbor has underground power, underground phone lines, county water, and individual septic tanks.  (Septic systems are installed during home construction.)

A. Paradise Harbor is located at 1100 to 1200 feet above sea level.  Ski Resorts are one hour away.

A. It’s about 4.5 hours to Myrtle Beach and Wilmington, NC, and to Charleston, SC.

A. Property taxes are about $6 per $1,000  of value.  Some examples:  A $50,000 lot would have about $300 per year in property taxes, a $200,000 lot would have $1,200 per year in taxes, and a $400,000 home and land package would have $2,400 per year in taxes.

Medical Facilities – 3 Hospitals within 30 minutes, with the closest about 12 minutes away, as well as a variety of local clinics. Frye Regional Medical Center, located in downtown Hickory, is the first hospital in the state of North Carolina to win the JD Power and Associates "Distinctive Hospital" award and also is the first hospital to win it two years in a row. Lake Rhodhiss has over 90 miles of shoreline, totaling over 3000 acres of surface area.  The lake offers 6 boat launches and is a fully recreational lake for swimming, boating (gas or electric engines), sailing, kayaking, canoeing, paddle boats, jet skiing, water skiing, tubing, wakeboarding, etc. 

Waterfront lot owners can obtain Boat Docks Permits from Duke Energy.  During the summer months you can enter various fishing tournaments as the lake abounds with many species of fish.

There are several things that have made Lake Rhodhiss extremely attractive:  the constant water level, water clarity, and the natural shoreline.  Because some communities use Lake Rhodhiss as their drinking water supply, the water level remains constant, where other lakes in the Carolinas as well as other states can vary dramatically.  Water clarity is another reason why people want to be on Lake Rhodhiss.  Unlike most other North Carolina lakes that have a clay bottom, Lake Rhodhiss has a crystal blue color to the water because it has a sandy bottom.  The attractive shoreline is one of its greatest assets.

The developed portions of the shoreline display custom built homes ranging in size from 2,000 to 10,000+ square feet, with beautiful docks - many with second level viewing decks. 

With boating traffic rated as low to moderate, you can see why so many people describe the natural beauty of Lake Rhodhiss as “breathtaking.”

Q. Is my deposit safe if I choose to purchase property?

A. Yes, your deposit is held in a non-interest bearing escrow account until closing with an attorney. A full refund of all deposit money is given if the title search reports a defect in title or if the sale is contingent upon financial approval.

Q. What should I expect on the day that I go to view a property?

A. Be prepared to walk the property and understand the boundaries and character of the property. Some properties may be hilly and/or wooded.  Wear long pants and walking shoes (hiking boots are best).

A. A general warranty deed comes with each property which guarantees that title is marketable and free and clear of all encumbrances.

Q. Do I need to find an attorney on my own if I decide to purchase?

A. You may, however we have obtained an attorney from the area who is familiar with the property and region. The attorney's knowledge of the property and area will make for a smooth and timely closing. The attorney can also arrange the closing via mail which will save you considerable time and make for an easy process.

Q. What is a title search or title abstract?

A. North Carolina law requires an attorney to perform loan closings.  Part of this process is searching the title to the property. The history of ownership of the property is investigated to determine that there are no others who may have claim to any portion of the property. Any covenants, conditions, restrictions, easements, rights-of-way, deeds of trust or other matters of record that may affect the title are reported. Any findings that are not permitted, such as prior liens on the property, will be cleared by the attorney's office prior to closing.  An owner's title insurance policy is issued based upon the findings of the title search.

Q. What types of lots are available to buy?

A. We have a variety of lots fitting different parameters such as acreage, water access, slope, view (mountain or lake), location, and much more. Most of our lots, at this time, are waterfront properties, but we have access to an extensive range of properties in the area. Simply tell us the type of lot that you're looking for and we'll be happy to provide you with a list of lots that meet your criteria.

Q. What if your lot inventory does not include a lot that will suit my needs?

A. No problem. Q. What services do you provide when someone buys a lot?

A. Our goal is to make buying a lot a pleasant and easy experience for you! We do that for you in a variety of ways.  Most of our lots have property lines that are clearly marked, so when you visit in person, you will find the location of the property lines. Many times one or more possible homesites in a community will be cleared.  Additionally, many of our lots have septic permits already completed.  We've found this gives most buyers added peace of mind to know these things have already been taken care of.  There are other items involved in purchasing property here such as Title Insurance, Recorded Maps and Property Covenants, and we have a database of banks to assist in property financing.  If there is anything additional you would like us to do, or if you would like us to change anything, please let us know!
